A skilled and experienced Maintenance Technician is responsible for keeping buildings, equipment, and building systems in good working order. A Maintenance Technician takes prior in a job well done and will possess the skills necessary to maintain, repair or replace, including but not limited to, plumbing, carpentry, HVAC systems, and basic electrical repairs. Most possess excellent time management and organization skills, good customer services and a positive teamoriented attitude. The Maintenance Technician reports to the Senior Property Manager. GENERAL ACCOUNTABILITIES

• Work directly with the Senior Property Manager and the Property Managers to maintain efficient operation of the building and the grounds. '

• Perform manual repairs (fix locks, replace windows etc.)

• Conduct general upkeep procedures and other tasks as assigned.

• Maintain heating and plumbing systems to ensure functionality.

• Perform maintenance of electrical systems (replace light bulbs and sockets etc.)

• Conduct property walks and inspections and identify areas needing attention.

• Complete work orders in a timely fashion through the property manager software

• Ensure compliance with building safety codes.

• Available to work an on-call rotation, including nights and weekends.

• Possess tools used to assemble, disassemble, and repair various projects.

• Other tasks as assigned.

• Full-time (40 hours per week)

• 8-hour shifts

QUALIFICATIONS:

• High school diploma or equivalent, additional education or certification in facility management or a related field is preferred.

• Minimum of 2+ years of experience in maintenance.

• Working knowledge of building systems and maintenance procedures.

• Physically able to lift, move or carry items weighing over 50 pounds.

• Strong organizational and time-management skills with the ability to manage multiple tasks and prioritize effectively.

• Proficiency in using maintenance management software and Microsoft Office Suites is preferred.

• Valid driver’s license and reliable transportation.

• Ability to work independently and as part of a team.

• Able to stand, walk and bend for extended periods.

• Work is performed indoors and outdoors in all types of weather.

• Must be able to shovel snow.

PROPERTY MANAGER JOB SUMMARY

Travis Hyde Properties is a family-owned business, founded 45 years ago, offering a broad range of leasing options in the Ithaca communities. The Property Manager is responsible for the professional management of all assigned properties and personnel. The tasks required of this position will require flexibility, excellent organization, and attention to detail. The Property Manager is responsible for maintaining and improving commercial and residential real estate assets and monitoring the fiscal performance of the assigned properties. This position reports to the Senior Property Manager.

GENERAL ACCOUNTABILITIES

• Property Maintenance and Tenant Interaction

• Provide customer service to all commercial/residential tenants before, during and after tenancy.

• Conduct regular property inspections and required building inspections.

• Conduct Property Tours in-person, or by virtual means.

• Provide prompt, professional response and follow through regarding tenant inquiries, problems, and complaints.

• Coordinate move-in for new tenants and move-out inspections for tenants vacating their space.

• Update and maintain property condition reports with respect to roofs, HVAC units, parking lots, etc.

• Obtain bids and manage capital improvements projects, as requested.

• Coordinate tenant finish construction with tenant and contractors, as requested.

• Supervise contractors and oversee maintenance staff for services and repairs to property.

• Assist with the preparation of rent commencement letters, delivery notices, leases, etc., for new tenants.

• Complete other special projects and duties as assigned.

ADMINISTRATION

• Maintain a file of Certificates of Insurance for residential/commercial tenants.

• Prepare and negotiate leases and manage renewals.

• Maintain a schedule of service contracts by property, to include vendor selection and relations.

• Experience or skill performing administrative tasks, to include good phone etiquette when answering phones, scheduling appointments, maintaining accurate records, office administration, data entry, filing as needed.

• Experience or skill managing disputes amongst tenants and staff. Property Reporting, and Accounting

• Comprehensive knowledge of Section 8, Landlord/Tenant and Fair Housing laws and regulations at the state and federal government levels

• Experience in sales, lease closing and tenant negotiations

• Prepare monthly comprehensive management reports for all residential and commercials tenants, including various analyses as requested.

• Prepare and manage annual operating budgets.

• Review real estate tax assessments, and coordinate appeals when necessary.

• Coordinate collection efforts of accounts receivable. This will include the preparation of past due statements and correspondence with delinquent tenants.

• Review annual expense reconciliations and handle correspondence with tenants.

• Requires prolonged periods of sitting at desk and working on computer.

• Bachelor’s degree in Property Management, Business Administration, Real Estate, or a related field (or equivalent experience.)

• At least 2 years of experience in property management

• Proven knowledge of property management practices, maintenance procedures and leasing strategies.

• Strong leadership and interpersonal skills

• Excellent problem-solving abilities and attention to details.

• Strong organizational and time-management skills with the ability to manage multiple tasks and prioritize effectively.

• Proficient in property management software and tools, Yardi Breeze preferred.

• Excellent organizational, problem-solving, and decision-making abilities.

• Familiarity with local, state, and federal regulations

• Ability to work independently and as part of a team.
